Commission - Fact or Myth? Does any situation truly represent zero commission? For Sale By Owner (FSBO) companies claim to save you the commission, but they charge a fee. Call it commission or fee; you are still shelling out money. What really matters is the number of dollars that end up in your pocket. Right? Though the up-front FSBO fee may be less than the percentage a REALTOR would charge, you can expect to pay an additional up to 3% of your final price in sales-related costs. Actual profit is realized only when you consider your NET dollars received. All of the hype, talk, propaganda and associated claims from Zero Commission companies does not answer the BIG question: Can you realize more money by selling yourself? Consider that if you want to net $100,000 does it really matter how that is achieved? What if the net was more? What would be the cost of such a transaction? For Sale By Owner is just as it sounds, a homeowner trying to sell their home without the assistance of a REALTOR. Can you do this, sure! Do they actually get their house sold, sure! Is it typical? No. About 80% of FSBO's end up listing their homes with a Professional REALTOR anyway. Here's why: - Buyers work with agents. Most look at MLS listings. In January 2008, there were approximately 540 properties for sale on MLS. There are approximately 107 properties for sale on Comfree. - Are you a good salesperson? Can you develop rapport and properly answer objections? Could your defensiveness scare off a buyer who criticizes your home? When did you last learn a new negotiating technique? Can you counter-offer without scaring off a buyer? A good agent is trained in these skills.
- You may not save anything. The documents, the newspaper advertising, and the signs for the yard - it's all your expense when you sell it yourself. After your hard work, you may get low offers and negotiate poorly. Honestly, statistics show that sellers often net less money from the sale when they try to save the commission.
- Your FSBO will get lower offers. Naturally, the buyer thinks you'll take less because you're saving the commission! Save a $10,000 commission, get $10,000 less - where's the advantage in that?
- Advertising is expensive. The costs the real estate office normally pays are yours if you sell it yourself. How much could you spend on ads if it takes a year to sell?
- Real Estate Agents know the laws. What about written disclosures, and who pays for the real estate transfer tax? When you sell it yourself you don't get to ignore the laws.
- Paperwork. Will you help the buyer properly fill out an offer to purchase? An agent would. Do you have the other closing documents ready?
